The building, planning, and zoning department supervises and regulates legal, responsible development within the City of Yutan and its one-mile extraterritorial jurisdiction (ETJ). The city administrator is tasked with supervision of this department and works closely with the Yutan Planning Commission to implement the comprehensive plan, zoning ordinance, and subdivision regulations.
The planning and zoning process is governed by state statutes and often accompanied with required public notice and hearings. Because of these requirements, applicants are encouraged to review the Planning Commission’s annual schedule, plan applications based on the appropriate deadlines, and to speak with staff prior to any application.
The City of Yutan has adopted the 2015 International Building Code (ICC) and conducts all plan reviews and inspections based on the ICC Code. A building permit is required for most projects within the corporate limits and ETJ, including but not limited to, residential and commercial structures, accessory structures, fences, driveways, sidewalks, rooves, swimming pools, decks, and structure demolition.
